TSMC’s move to set up a factory in Nanzi Industrial Park has caused quite a stir. Zhou Qingyuan, associate director of Xinyi Housing High School District 3, said that the issue of TSMC setting up a factory in Kaohsiung has been fermenting in Kaohsiung for about four years. It originated from the Kaohsiung City Government’s promotion of the science and technology corridor, and has spread to Tainan in the north and Kaohsiung in the south. The tipping point is that TSMC has decided to enter Kaohsiung, and the affected area is Nanzi District with the largest price growth. Since this year, Nanzi District has ranked third in the number of transactions among Kaohsiung districts, and housing prices have also increased from the prefix 1 when it first developed. It jumped to the prefix 3 and performed very well.
Nanzi District has benefited the most from the Gaoda Special Economic Zone near the TSMC plant. Zhang Youxuan, director of Xinyi Housing Nanzi Store, said that the business districts around the MRT Nanzi Processing Zone Station, Oil Factory Elementary School Station, and Houjin Station near the TSMC Park are mostly housing estates. Zhang Youxuan further explained that the Kaohsiung University Special Zone has been developed for more than 20 years. Zhang Youxuan observed that after this year, the changes in the group of people who buy houses are obvious. In the past, they were mostly local ethnic groups. This year, it is mostly engineers in the technology industry who buy and live nearby because of their work needs.
